Here’s how chasing down buyer’s feedback can save your home sale.
How open are you to receiving feedback from your buyers when selling your home? There’s value in collecting feedback because it allows you to gather insight into what might be holding a buyer back or what they don’t like about your home. The goal of getting feedback is to make improvements to your home if possible.
The kind of feedback we are looking for is something that we can actually fix, like a recent situation with one of our listings where the buyer rejected the home due to a slight odor coming from an old carpet from a previous dog owner. We marketed the house to the best of our ability but to no avail. It was by chasing down feedback that we were able to know for sure why buyers were rejecting the home.

Chasing down feedback might mean sending a couple of emails and making numerous phone calls over several days. In this particular listing, we only had one showing that week to get feedback from. When we finally got it, we learned it was indeed about the odor, and this was something we could change.
The ideal scenario is when you can take that feedback from a potential buyer who rejected the house and find out why. In this case, the buyer said it was a perfect house if only the carpets were replaced. We resolved the problem by calling our seller and asking if we could offer to replace the carpet as part of our negotiations. We then went back to the buyer, who had rejected the house, and proposed this solution.
By approaching a buyer who rejected the house and saying, “If we fix this issue for you by putting in brand new carpet, not only will you have new flooring, but it will also eliminate the odor. We’ll even paint the walls since you mentioned they were dirty.” This is the best approach to saving a home sale from someone walking away from your house.
Even if you can’t save the sale for a particular buyer, you can still use the feedback to make improvements. Feedback is important because buyers may reject your house without making an offer when it could have been perfect for them otherwise.
